Maintenance Supervisor

We are seeking a Maintenance Supervisor to join our team.

Responsibilities:

• Manage Maintenance team members, equipment, and vendor(s) to ensure high-quality workmanship

• Schedule and lead in the supervision of Maintenance team & vendor(s), including attendance

• Handle lock-outs as a result of evictions and take responsibility for 24-hour response to service requests

• Identify the need and lead necessary training of the Maintenance team and/or vendor(s)

• Manage and perform daily maintenance tasks, work orders, and preventative maintenance

• Manage and perform vacant unit preparations for occupancy

• Manage maintenance inventory, requests, and delivery of all necessary supplies

• Take initiative to improve processes and maintenance methods

• Assist in interviewing, screening, and making recommendations for potential team member(s) and vendor(s)

• Ensure OSHA (Occupational Safety & Health Act) standards and safety policies are complied at all times

• Clean and maintain work areas, tools, and equipment

• Maintain MSDS sheets as well as replacement logs

• Report unusual or extraordinary circumstances regarding the property or residents

• Available to work on an on-call basis

Qualifications:

• Ability to maintain positive relationships with internal and external contacts

• HVAC certification is a must

• Electrical knowledge

• Plumbing skills

• Appliance repairs

• Excellent communication skills are a must

• Must be familiar with how to inventory, order parts, speaking with vendors

• Must have your own tools

• Knowledge in maintenance and repair of heating ventilation air-conditioning (HVAC), plumbing, and electrical systems

• Ability to operate various hand tools including power tools

• Property maintenance/handyman experience

• Supervisory experience preferred
