  • Perform regular property inspections including janitorial and landscape walk throughs.
  • Assist in the development of operating and capital budgets.
  • Administer property budget.
  • Track utility expenses and investigate large fluctuations.
  • Assist in enforcing terms and provisions of leases.
  • Support leasing activities such as tours, marketing materials, communications and preparing vacancies.
  • Prepare comprehensive monthly financial reports.
  • Assist in the preparation of tenant escalation and reconciliation billings.
  • Develop a complete understanding of the fire and life safety system and assist in tenant training on emergency procedures.
  • Monitor receivables for trends and delinquencies; interact with tenants to resolve outstanding balances.
  • Participate in tenant event preparations.
  • Act in the Property Manager capacity as needed

Qualifications

Required

  • Bachelor’s degree in Business or Accounting (Preferable)
  • 3+ Years of Commercial Property Management with a Class A level building
  • RPA or CPM designation or candidate
  • Extensive experience with MRI; especially budgeting and reconciliations software packages.
  • Strong understanding of the reconciliation process for operating expenses and electricity
  • Experience with financial reporting and strong financial analysis skills
  • Strong understanding of lease terms
  • Excellent interpersonal skills
  • Demonstrates initiative and reflects a sense of urgency in daily duties
  • Excellent oral and written communication skills
  • Detail oriented; able to handle multiple projects simultaneously
  • Proficiency with Microsoft Office Suite

COMPANY

LYNOUS Talent Management has been retained on an exclusive basis by a multi-generational, family-owned and operated company with investments in commercial real estate, energy, public and private securities and other interests. They are seeking an experienced commercial (industrial, retail, and/or office) Assistant Property Manager or Property Manager to join their team to manage one of their Class A++ buildings located in the Uptown area of Dallas, TX. The compensation is excellent for both position levels.


POSITION

We are seeking an experienced Assistant Property Manager or Property Manager to manage a Class A++ office building that consists of a little under 440,000 SQFT and about 30 tenants (mainly Office with a few Retail).


Qualified candidates will have a minimum of three years’ experience as an Assistant Property Management or a Property Manager with Class A level building type. They must have extensive experience with MRI and the budgeting and reconciliations software packages, along with a strong understanding of the financial reporting, budgeting and reconciliation process.


RESPONSIBILITIES

  • Respond to tenant concerns and problems and participate in their resolution, realizing that our customers are our top priority.
  • Competitively bid and prepare contracts for services in compliance with ownership standards. Assemble and analyze contract bids, submit bid analysis and recommendation to Sr. Property Manager.
  • Provide tenants with special services quotes (cleaning, events, catering, etc.)
  • Act as contact for service contractors and vendors. Responsible for the performance oversight of all service contractors in conjunction with Sr. Chief Engineer and Sr. Property Manager.
  • Perform regular property inspections including janitorial and landscape walk throughs.
  • Assist in the development of operating and capital budgets.
  • Administer property budget. Review and approve invoices coded by administrative staff.
  • Track utility expenses and investigate large fluctuations.
  • Assist in enforcing terms and provisions of leases such as use clauses, insurance requirements and payment (rent and miscellaneous billings). Perform lease administration duties.
  • Support leasing activities such as tours, marketing materials, communications and preparing vacancies
  • Prepare, in conjunction with accounting and senior management, comprehensive monthly financial reports. Assist in preparation of monthly accruals. Assist in preparation of monthly reports for owner, identify and explain variances.
  • Assist in the preparation of tenant escalation and reconciliation billings.
  • Develop a complete understanding of the fire and life safety system and be able to assist in tenant training on emergency procedures.
  • Monitor receivables for trends and delinquencies; interact with tenants to resolve outstanding balances.
  • Participate in tenant event preparations.
  • Act in the Property Manager capacity as needed
