The Project Manager - Facilities at Dayton Children's Hospital is responsible for managing construction projects from design to construction, including coordination of design documents, specifications, cost estimates, budgeting, bid/award activities for construction contracts, and managing construction activities.   • Develop and review Requests for Proposals (RFP's) for various services.
  • Coordinate systems inspections, startup, staff training, and commissioning of MEP projects.
  • Develop and maintain documentation for cost estimates and project expenses.
  • Maintain expertise in building and regulatory codes, building automation systems, and construction related issues.
  • Manage contractual compliance and relationships for assigned projects.
  • Ensure assigned projects meet applicable building codes and standards.
  • Respond to utility emergencies and support after hours and weekend building services needs as required.

Qualifications

Required

Facility:Dayton Children's - Main CampusDepartment:Building ServicesSchedule:Full timeHours:40Job Details:Reporting to the Director of Construction, the position will have eperience primarily managing construction projects from design to construction. The position provides project management services to include the coordination of design documents, specifications, cost estimates, budgeting; bid/award activities for construction contracts; manages construction by hiring, directing and coordinating the activites of General Contractors/Construction Manager, Subcontractors, and DCH building services personnel. This position assists the Director in purchasing, controlling, managing, and reporting on project budgets, facility planning, and special assignments. The position works directly with the Facilities Department and in conjunction with DCH's supply chain and accounting departments.

Department Specific Job Details:

Manage:

+ Provides project management for building and infrastructure projects, from design to construction to include A/E design development, submittal review, scheduling, cost estimating, budgeting and contract compliance.

+ Develop schedules for construction projects, equipment installations and infrastructure projects, including developing streamlines or cost efficient solutions to the construction process.

+ Guide and manage the project team (General contractor/construction manager, consultants, building services technicians and construction staff) to yield productive actions through conflict management, and use of good written and verbal communication to ensure a successful project completion.

+ Supervise General Contractor / Construction Manager, Subcontractors, Consultants, Vendors. Commission agents, and DCH building services staff to ensure design, budget, quality control, and schedule compliance.

Planning:

+ Assist with developing mechanical, plumbing, and electrical design standards

+ Review and approve MEP engineering design documentation and equipment submittals in collaboration with building services manager.

+ Assist departmental leadership in modernizing the hospital's MEP infrastructure systems to improve operational efficiency and reliability.

+ Assist with annual 17 year plan capital building projects budget preparation

Coordinate:

+ Coordinate project planning with other hospital staff by guiding the project design process to meet program, safety, schedule and budget requirements.

+ Coordinate necessary internal permits (ICRA, ISLM, above ceiling, planned utility outage) and state / city permits to complete assigned projects.

+ Develop and review Requests for Proposals (RFP's) for selection of architects, engineers, subcontractors, general contractors and vendors.

+ Coordinate systems inspections, startup, staff training and commissioning of assigned MEP projects in collaboration with building services manager and supervisors.

Project Tracking / Documentation:

+ Develop and maintain documentation necessary to develop cost estimates and track project expenses.

+ Develop and maintain project documentation, record keeping, financial and activity status reports that are accurate, up-to-date, and clear.

+ Ensure that the project documentation records (e.g. submittals, drawings, operation manuals, commission reports, as-builts) are organized and filed properly.

Expertise:

+ Maintain expertise in building and regulatory codes, building automation systems (BAS) and other construction related issues by staying abreast of industry developments through training, consultative relationships and/or readings.

+ Project management and scheduling computer skills.

+ Be knowledgeable with Building Automation Systems (BAS) type projects which includes managing vendors to replace legacy controllers, produce graphic and data point updates.

+ Read and interpret budgets, blue prints and technical drawings.

Compliance:

+ Manage contractual compliance and relationships for assigned projects in alignment with our Business Partner Management principles.

+ Ensure assigned projects meet applicable building codes and standards

+ Work with departmental guidelines and collaboratively with Supply Chain services in preparation of necessary documentation for contract award.

Other:

+ Respond to utility emergencies

+ Support after hours and weekend building services needs and activities as required
