Effectus Group is seeking an energetic and motivated Assistant Project Manager to join their team. The role involves assisting Project Managers in various aspects of commercial ground up and redevelopment construction projects, including the selection and hiring of project design team members, managing project budgets and schedules, and coordinating with engineers, contractors, and architects. The ideal candidate will have a B.S. Responsibilities

  • Assist Project Managers in the selection and hiring process of project design team members.
  • Participate in the documentation of the design, programming, planning and construction administration processes
  • Assist in managing and amending project budgets and schedules
  • Review owner and consultant schedules regularly presenting understanding of both minor and major deadlines
  • Manage and maintain organized project meeting schedules.
  • Assist and/or own daily management of relationships/task completion with engineers, contractors, architects and other outside consultants
  • Assist in preparation of contractor requests for proposals
  • Assist in coordination of analyzation and contractor bid alignment to prepare contractor recommendations
  • Assist preparing, negotiating and aligning construction and consultant contracts
  • Provide day-to-day assistance to project managers with management, technical direction, supervision and coordination of construction activities
  • Organization and Documentation of all relevant Project Documents
  • Assist in reviewing and tracking project invoices to ensure pay application amounts align with adjusted contract value and work completed to date. Present monthly reports to PM’s before issuing for payment
  • Assist in reviewing project RFIs and Submittals to ensure what is being submitted aligns with client’s expectations and budget as well as to ensure responses are being submitted within required timeframes
  • When required, work with contractor and property management teams to coordinate project team access during construction activities.
  • Assist in managing multiple projects in various phases, at various locations at any given time
  • Occasionally tour project sites with project manager/director during construction to ensure work in place is compliant with design documents and the progress is in alignment with presented schedules
  • Follow monthly billing process on assigned projects
  • Lead the administration of the punch list and project close-out activities, including acceptance and completion of project
  • Assist in documentation of regularly scheduled project team and client only project meetings. Publish agendas and meeting minutes to document the meeting schedule and what was discussed/agreed to
  • Report project status regularly to project managers

Qualifications

Required

  • B.S. Degree in Engineering, Architecture, Real Estate or Construction Management preferred
  • Possess and demonstrate critical thinking clearly
  • High degree of professionalism with the ability to work with little supervision, handle multiple tasks in an organized manner, produce quality work and meet strict deadlines
  • Demonstrates good judgment and develops common sense solutions to problems
  • Strong technical fluency with commercial construction systems, methods and materials
  • Looking to gain experience managing teams of design and construction professionals
  • Exceptional oral and written communication skills
  • Proficient knowledge of MS Word, Excel, Office, Teams, Project and computer software in general
  • Strong organizational skills and follow through
