Responsibilities

  • Maintain, clean, and repair all systems necessary for the production of steam, chill water, hot water, and condensate reclamation
  • Assemble structural and functional components such as motors, controls, switches, gauges, wiring harnesses, valves, pumps, compressors, condensers, and pipes
  • Dismantle malfunctioning systems and test components using electrical, mechanical, and pneumatic testing equipment
  • Replace, adjust, troubleshoot defective or worn parts, change filters and belts on mechanical equipment
  • Fabricate, assemble, install, service, and/or repair industrial and commercial air conditioning, refrigeration systems, and boiler and heating components
  • Perform visual rounds throughout the facility to observe operation and make adjustments as needed
  • Log pressures, temperatures, and fluid levels
  • Make changes to pumps and valve operations in the event of leaks or failures
  • Monitor control system and make adjustments to temperature and humidity levels using the Building Automation System
  • Perform chemical testing of boiler and chilled water systems and make appropriate adjustments
  • Perform safety tests on burner shutdowns and low water cut offs, and flushing of all strainers
  • Perform all cleaning and repairs to boilers and associated equipment including preparation for annual insurance inspection
  • Advise Supervisor of any operational deficiency, necessary maintenance and repair supplies needed
  • May be required to perform snow removal and operate heavy equipment during inclement weather
  • Work overtime for projects and emergency situations
  • Direct the work of others assigned to him/her
  • Perform related duties as assigned by Supervisor
  • Maintain all machine rooms in a neat and clean manner
  • Assist Maintenance Mechanic in general maintenance tasks during off hours

Qualifications

Required

  • Mathematical and scientific ability/aptitude to understand and perform calculations regarding all types of HVAC equipment
  • Ability to properly understand electrical and mechanical blueprints and control schematics
  • High School Graduate or Equivalency
  • Graduate of Trade School, plus 6 months in specialty training
  • Possess NYC Refrigeration Operators Certification and/or N.I.U.L.P.E. certification
  • One (1) year in a vocational school on refrigeration systems
