Maiker Housing Partners is seeking a Maintenance Technician II to perform activities in operating and maintaining facilities and equipment as part of specific apartment community including individual unit maintenance. Responsibilities

  • Performs maintenance assigned work orders.
  • Performs preventative maintenance assigned work orders.
  • Maintains accurate records regarding materials used and inventory replacement needs
  • Performs work in a timely manner resulting in quality work and sound service performance.
  • Performs electrical, plumbing, and general carpentry work.
  • Maintains and control parts and supplies inventory in an orderly fashion.
  • Supervises vendors as requested.
  • Assists in timely snow shoveling, plowing, de-icing and removal as warranted on weekends and Holidays.
  • Participates in scheduled after-hours 24hr on-call maintenance service with the expectation of reporting to a call with-in 30 minutes including holidays.
  • Assists with preparation for HUD, CHFA, Annual and City inspections on property.
  • Follow Emergency Procedures Plan for the property.
  • Participates in staff and safety meetings.
  • Understand Chemical Safety Instructions and the Safety Data Sheets (SDS).
  • Ensures that all chemicals received and in stock have instructions and MSDS sheets. Report any missing MSDS to the Maintenance Supervisor.
  • Inspects premises for unsafe conditions and correct such conditions accordingly and report to Tech III or manager.
  • Interacts with residents and coworkers in a courteous and professional manner.

Qualifications

Required

  • High school diploma or general education degree (GED)
  • Three months related experience and/or training, or equivalent combination of education and experience
  • On-site multifamily maintenance experience preferred
  • Working knowledge of MS Office, including Word, Excel, and Outlook
  • Working knowledge of Order Processing Systems and Yardi Property Management software
  • HVAC EPA 608 certification, designations from the AAMD, CPO or other Certifications are desirable
  • Valid driver’s license and auto insurance
  • Excellent organizing & planning; ability to manage multiple projects, meets deadlines
  • Exceptional teamwork
  • Attention to detail
  • Strong mathematical skills: concepts include fractions, percentages, and ratios
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
  • Ability to write routine reports and correspondence
  • Adaptability/Flexibility; open to new ideas, takes on new responsibilities, handles pressure, adjusts plans to meet changing needs

Pay:

Our Maintenance Technician II can expect to earn an hourly salary of $22.00 to $25.00 depending on experience, education, and training.

What Will You Do?
In this position you will perform activities in operating and maintaining facilities and equipment as part of specific apartment community including individual unit maintenance. Identifies needs, responds to resident service requests, and performs additional duties as directed by Maintenance Supervisor and/or Community Manager.

The Essentials

  • Performs maintenance assigned work orders.

  • Performs work in a timely manner resulting in quality work and sound service performance.
