The Assistant Field Services Manager at Inframark, LLC is responsible for managing the day-to-day activities of staff who perform repairs on collection & distribution systems for municipalities.   • Guides Assistant Managers on budget execution.
  • Manages vehicle fleet and equipment for the department.
  • Manages and tracks equipment utilization/inventory and oversees tool and parts lists required for each employee.
  • Manages office inventory for entire location.
  • Meets and approves outside contractors to ensure all company SOPs are met.
  • Reviews, approves and directs building activities for entire office location.
  • Ensures all DOT requirements are followed.
  • Holds weekly safety training meetings twice per month.

Qualifications

Required

  • High School Diploma or GED
  • 10 years Distribution/Collection System experience
  • Previous supervisory experience
  • Valid Driver's License
  • Level 3 or 4 Distribution/Collection System Operator license or Water/Wastewater License
  • One Call training and certificate

Preferred

  • Basic proficiency with Microsoft Office applications & internet
  • Ability to work with basic office equipment & phone systems
  • Ability to use Vehicle GPS System
  • Ability to use Workday
  • Working knowledge of OSHA requirements, DOT regulations & Utility SOPs

Job Description

The Maintenance Supervisor is responsible for supervising assigned maintenance staff and overseeing all daily maintenance activities of Community Development District property, consisting of parks, play fields, playgrounds, medians, retention ponds, public rights-of-way and common areas. Duties include planning, scheduling, and delivery of preventative, corrective, and predictive maintenance functions of District property.

**Responsibilities**

- Oversees and co-ordinates the efficient and effective maintenance operations of the Project by:

o Supervising and directing assigned maintenance staff to achieve optimal performance levels

o Ensuring that prescribed maintenance schedules and policies and procedures are followed

o Ensuring all preventative, predictive, corrective and/or emergency maintenance tasks are scheduled and completed on a timely basis

o Ensuring the maintenance staff are trained and are practicing proper PPE requirements

o Assessing, allocating, and prioritizing maintenance functions

o Working with Project Manager to improve maintenance programs & systems and benchmark optimal maintenance efficiencies

o Implementing improvements to operating systems and procedures including computerized maintenance management and work order programs

o Recommending changes in employment, salary, and performance ratings for assigned employees

o Other duties as assigned

- Responsible for equipment or contract services procurement by providing quotes and proposals for new or replacement equipment or maintenance functions

- Oversees development of work order system and ensures that the work order system is maintained and that all maintenance records are organized and up to date.

- Assists with project audits and recommends efficiency improvements

- Evaluates project maintenance organizational structure and recommends changes in staffing, scheduling, tools, and equipment

- Evaluates staff performance of maintenance objectives, prepares performance appraisals

- Develops standard operating procedures for maintenance tasks

- Prepares daily, weekly, monthly, and yearly reports for review by Project Manager and/or the client or client's representative upon request

- Performs administrative management duties, including compliance with state and federal regulations, conducting tours, and managing the project

- Submit KPIs on a weekly basis

- Attends and participates in various meetings and provides maintenance advice to the Project Manager, or other management staff, client, consultants, contractors, and vendors

- Understands and adheres to all company health and safety procedures as they relate to essential job functions

- Ensures maintenance team completes and understand monthly safety training

- Responds to emergency situations as needed, including evenings, weekends, and/or holidays

- Completes monthly schedule for maintenance staff

- Performs other such duties and functions, as necessary or incidental to the proper performance of this position

**Qualifications**

- Excellent written and verbal communication skills

- Familiarity with computerized maintenance management systems

- Strong general computer skills - Word, Excel

- Working knowledge of pumps, motors, equipment, and electrical systems typically found in water

- Knowledge of instrumentation and control systems

- Knowledge of community pool maintenance and clay tennis court maintenance

- Strong problem-solving skills and ability to resolve conflict

- Supervisory experience in directing maintenance staff

- Administrative experience in managing contractors & vendors

**Education and/or Experience**

- High School diploma or equivalent.

- Completion of Associate Degree program in Maintenance Technology.

- 7-10 years of maintenance experience in a community property maintenance setting or an equivalent combination of education and experience

- Experience desired includes:

o Time in a hands-on role maintaining pools, motors, controls, etc.

o Familiarity with workorder and community maintenance management

o Demonstrated ability to direct and prioritize maintenance activities and supervisory experience leading a maintenance team in a community setting

**Certificates, Licenses, Registrations**

- Valid Driver's License (CDL is a plus)

**Physical Demands**

- Requires frequent walking, climbing, stooping, and moving items up to 50 pounds

- Frequent exposure to various weather or environmental conditions
