Responsibilities

  • Ensure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations
  • Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs
  • Ensure preventative repairs are done on a regular basis
  • Ensure that recalled appliances are promptly replaced
  • Complete apartment turnovers within three days of vacancy
  • Sustain inventory of tools, supplies, and materials
  • Organize and maintain an orderly maintenance shop and storage areas
  • Be on-call for after-hour maintenance emergencies on a rotating schedule
  • Complete repairs involving electrical, plumbing, appliances, or general carpentry
  • Maintenance of pool/spa (if applicable)
  • Inspect to ensure the quality of work being completed by vendors is of the highest standard
  • Complete work orders within 24 hours of submission to the community members satisfaction
  • Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal
  • Paint interior and exterior surfaces as necessary
  • Interact with current and future community members in a professional, courteous, and non-discriminatory manner

Qualifications

Required

  • Authorization to work in the United States
  • High School Diploma or equivalent
  • Reliable transportation
  • 2+ years of experience in multi-family maintenance
  • Possess your own hand tools
  • General knowledge of various maintenance functions including groundskeeping and snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, ordering inventory

Preferred

  • Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, and engage in cost/benefit analytical decision-making, and ambition for continuous professional development

Job Title: Maintenance Supervisor

Employment Type: Full-time

FLSA Status: Non-exempt

Location:
  • Tamaryn Apartments (62 units) 9655 SW North Dakota Street, Tigard, Oregon
  • Cross Creek Apartments (34 units) 8465 SW Hemlock Street, Tigard, Oregon.

Schedule: Monday - Thursday from 8:00am - 4:30pm. This position will be part of the region-based rotating on-call schedule for after hour emergencies

Reports to: Property Manager

Compensation Package:
  • Competitive hourly pay of $28.00
  • Monthly phone allowance of $50.00
  • Monthly transportation allowance of $200.00
  • 20% housing discount available at Tamaryn Apartments only.

Administrative:

Asset Preservation:

New Resident Preparation:
  • Complete apartment turnovers within three days of vacancy
  • Communicate with Property Manager on turnover schedule
  • Ensure apartment turnover time is minimized by conducting pre & post move-out inspections

General Maintenance:

Your Work Environment:
  • Approximately 90% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, scaffolds, ladders and maneuver walkways
  • Approximately 10% in office environment using computer or tablet and phone
  • Frequent lifting, pushing, carrying or pulling of 20-50 pounds
  • Frequent kneeling, crouching, bending, and reaching to inspect appliances and fixtures
  • May be required to work weekends
