The Sales Specialist is responsible for leasing the community(ies) to achieve and maintain 100% occupancy and establishing a waitlist. The Sales Specialist is responsible for providing marketing and sales leadership through implementing marketing and branding strategies and prospect relationship management. Train, mentor, and support sales teams in other communities as assigned. Must desire to work with seniors and have a tolerance for behaviors associated with dementia and other aging processes. Abides by and upholds company core values.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Attends and leads daily stand-up and communicates the status of prospects.
- Manage expenditures to budget. Analyze and report on variances.
- Always maintain a professional attitude.
- Partner with the RVP of Sales and Marketing to guide community-based sales teams as needed.
- Works closely with the Executive Director (ED) and Sales and Marketing staff in the development and execution of the marketing plans in the assigned community or region
- Conduct tours for prospective residents and their families, provide creative follow-up, personal case studies and home visits.
- Follow-up promptly on leads from all sources.
- Assure the Customer Relationship Management database contains the most up-to-date information at all times.
- Employ the Sherpa Methodology and tools.
- Provide the Executive Director with the documents and information necessary to complete leasing signing appointments.
- Participate in marketing events internally and externally.
- Partner with internal resources to ensure that all areas support the sales and marketing process, including the first impression and dining experience.
- Coordinate with internal resources, including plant operations, life enrichment, and dining services, to achieve success and satisfaction from event attendees.
- Conducts job responsibilities in accordance with the Company's Code of Business Conduct, appropriate professional standards, and applicable state/federal laws.
- Available to meet with prospective residents during regular operating hours, evenings, and weekends as needed.
- Maintains a professional appearance and good personal hygiene per company policies.
- Responsible in coordinating multiple tasks with competing priorities and deadlines. Identifies and evaluates problems and possible causes to determine root causes and impacts.
- Promotes engagement and superior customer services with prospective residents and other families, current residents, resident guests, and other persons. Possess the ability to deal tactfully with all situations. Open-minded with the ability to listen to others.
- With direction from the RVP of Sales and Marketing, train, mentor, and provide ongoing support to other Aspenwood communities as assigned.
- Participate in outside professional networking events.
- Participate in organization-wide sales training.
- Other duties as assigned.
MINIMUM REQUIREMENTS
- Bachelor's degree in sales and marketing, business or related field or equivalent experience.
- Minimum 5 year's experience with sales management in senior living.
- Demonstrated critical thinking, financial judgment, and decision-making skills.
- Demonstrated success in sales of senior living or other multi-unit environments.
- Must have strong leadership and team-building skills. Organizational and time management skills. Excellent hospitality skills.
- Ability to maintain customer relationship systems and employ the data to meet budgeted occupancy goals.
- Working knowledge of computer programs, including Microsoft programs such as PowerPoint, Word, Excel, Outlook, and Sherpa CRM, is a plus.
- Must be flexible with changing priorities and able to communicate diplomatically and professionally.
- Must be flexible in the hours, shifts, and days available to work.
- Must have reliable transportation to and from work, including when attending company events or home visits.
