Qualifications

Required

  • Completion of high school or GED equivalency.
  • Four years of working experience in facility maintenance, with a residential setting preferred.
  • Basic understanding of electrical, plumbing, carpentry, drywall, painting, appliance repair, and HVAC/R certification.
  • Ability to read, write, speak, and understand English fluently.
  • Strong communication and interpersonal skills.
  • Must be customer service oriented.
  • Ability to meet or exceed the company’s attendance and punctuality standards.
  • Ability to use common hand held and power tools.
  • Ability to understand and follow directions as given.
  • Ability to work with minimal supervision.
  • Possess organizational skills.
  • Record keeping and documentation skills.

Preferred

  • Repair and installation of HVAC/R systems experience.

**Job located in Troy, OH**

POSITION OVERVIEW: The maintenance technician is responsible for performing highly diversified duties to install, troubleshoot, repair and maintain building and apartment equipment, structures, and grounds. Maintenance tasks include carpentry, electrical, plumbing, heating, air conditioning, painting, and cleaning. In addition to the aforementioned tasks, the maintenance technician is responsible for turning over vacated apartments in preparation for re-rental.

ESSENTIAL FUNCTIONS:

  • Inspect, troubleshoot, and repair buildings, apartments, equipment and appliances to determine functionality and detect malfunctions and needed repairs making notes and recommendations.
  • Perform minor electrical maintenance to include but not limited to replacement or repair of fixtures (e.g. wall switches, outlets, replacing bulbs, ballast, sockets, fuses, breakers, appliances, using appropriate hand, power, and specialty tools.
  • Perform plumbing maintenance (e.g. water heater replacements or repair of leaks in drains, faucets, shutoff valves, water lines, drain hoses, toilets, unclog drains, and other similar devices etc.)
  • Perform painting, drywall, roofing, and masonry work (e.g. prepare surfaces, apply stains & paints, hanging doors, install baseboard & casing, installing locks, replace missing shingles, hang and finish drywall.
  • Maintain grounds (e.g. trim bushes, weeding, pruning, pick up trash, and snow removal).
  • Troubleshooting
  • Order parts and maintain records and required documents.
  • Perform other work-related duties as assigned.
  • Maintenance technicians must participate in the after-hours on call rotation.

  • The position is very active and requires bending at the waist, sitting, kneeling, laying horizontally, climbing, walking, standing and etc., as the job may require.


EXPECTED HOURS OF WORK
This is a full-time position. Hours of work and days are Monday through Friday 8:00 a.m. to 5 p.m. The employee may be required to put in some overtime and must participate in the after-hours on call rotation.
