As the Maintenance Manager at Main Street Management, you will oversee the maintenance operations of our properties, ensuring the overall upkeep and functionality of our properties to provide a safe and pleasant environment for residents and visitors. Responsibilities

  • Manage and supervise a team of maintenance technicians.
  • Coordinate daily maintenance activities, including work orders, repairs, and preventive maintenance tasks.
  • Conduct regular inspections of properties to identify maintenance needs and ensure compliance with safety and quality standards.
  • Address any issues promptly and efficiently.
  • Ensure proper inspection process procedures and communication between tenants and MSM during yearly inspections.

  • Provide assistance to tenants regarding maintenance requests and inquiries.

  • Work with Property Management to ensure that tenants are informed of any maintenance activities that may affect them.
  • Coordinate turnover processes for vacant units, including repairs, cleaning, and preparation for new tenants.
  • Ensure timely turnovers to minimize vacancy periods and maximize rental income.
  • Assist in developing and managing maintenance budgets.
  • Optimize resource allocation and procurement to achieve cost-effective maintenance solutions.
  • Collaborate with external vendors and contractors for specialized maintenance services.
  • Monitor vendor performance and ensure adherence to service agreements and quality standards.
  • Ensure compliance with all relevant regulations, codes, and safety standards.
  • Implement and enforce safety protocols to maintain a secure environment for residents, staff, and visitors.
  • Provide training and guidance to maintenance technicians on procedures, safety practices, and technical skills.

Qualifications

Required

  • Bachelors degree in Facilities Management, Engineering, Business Administration, or a related field preferred
  • Proven experience in property maintenance management or a similar role
  • Strong leadership abilities with excellent interpersonal and communication skills
  • Proficiency in maintenance software and computerized maintenance management systems (CMMS)
  • In-depth knowledge of building systems, equipment, and maintenance best practices
  • Ability to prioritize tasks, manage time effectively, and work well under pressure
  • Familiarity with relevant regulations and safety standards
  • Valid driver's license and reliable transportation

Overview:
As the Maintenance Manager at Main Street Management, you will be responsible for overseeing the maintenance operations of our properties. You will play a key role in ensuring the overall upkeep and functionality of our properties, providing a safe and pleasant environment for residents and visitors. This position requires strong leadership skills, technical expertise, and exceptional organizational abilities.

Responsibilities:
Supervision and Coordination:
  • Manage and supervise a team of maintenance technicians.
  • Coordinate daily maintenance activities, including work orders, repairs, and preventive maintenance tasks.

Property Inspections:
  • Conduct regular inspections of properties to identify maintenance needs and ensure compliance with safety and quality standards.

  • Ensure proper inspection process procedures and communication between tenants and MSM during yearly inspections (both assistance and township for individual units and whole buildings)
