Maintenance Technician (Residential & Commercial Properties)
Location: Properties in the LA County (Santa Clarita Valley & San Fernando Valley)
Schedule: Full-Time, Monday - Friday, 8:00 AM - 5:00 PM (Weekends Off!)
Compensation: $25 - $28 per hour, plus benefits and bonuses

Here’s What You’ll Be Doing
Your day-to-day will be varied, which is part of the excitement! From fixing small repairs to executing full-scale renovations, your skills will keep our properties at their best. You'll be a key player in tackling all sorts of work orders—everything from unit turns to preventive maintenance to remodeling projects.

• Execute repairs across trades like electrical, plumbing, carpentry, drywall, and painting.
• Complete unit turnovers, remodels, and renovations, ensuring all work meets high-quality standards.
• Use your knowledge of California building standards and city permits to ensure compliance.
• Communicate with property supervisors, on-site managers, and city inspectors to coordinate and complete tasks.
• Manage your work orders and updates through software like AppFolio, Property Meld, and QuickBooks.

You Need These Qualifications
We want someone with both skills and experience to keep our properties in top shape. Here’s what you’ll bring to the table:

• Legally authorized to work in the USA
• You own and drive a reliable pickup truck or cargo van and come equipped with a full set of maintenance tools
• You have at least 2+ years of experience in property maintenance, construction, or building remodeling.
• You know California building codes and residential regulations, with expertise in general construction trades.
• You’re great at communicating with techs, tenants, city inspectors, and co-workers, both in-person and digitally.
• You’re bilingual (English/Spanish), which makes it easy for you to navigate LA’s diverse communities.

It Would Be Nice If

• You’ve used property management software like AppFolio or Property Meld, or you’re willing to learn.
• You’re organized, detail-oriented, and able to manage multiple projects at once without losing focus.
• You love learning new skills and would be excited to participate in our free quarterly trade workshops.

· Utility knife

· Battery powered drill and drill bits

· Hammer

· Pliers

· Square.

· Measuring tape

· caulking gun

· flat head and Phillips screwdriver

· auger

· broom

· Level

· Gloves

· Skill Saw/Sawzall

· 25' extension cord

· Spatula 6" and 12" for taping.

· Mud pan.

· Small vacuum.
