The Apartment Maintenance Technician at Sunchase Companies is responsible for performing all general maintenance for the leasing and upkeep of the properties. This includes carpentry, electrical, and plumbing work, as well as small paint jobs, landscaping duties, and preventative maintenance. The role requires a high level of safety consciousness and well-rounded knowledge in building maintenance.

Responsibilities

  • Perform all general maintenance for the leasing and upkeep of the properties.
  • Perform carpentry, electrical, and plumbing work to install, diagnose, repair/unstop, and/or replace various items.
  • Perform small paint jobs of occupied and vacant apartments, if necessary; stain doors and cabinets.
  • Diagnose and remedy recurring air conditioning issues.
  • Perform landscaping duties if necessary.
  • Pressure wash sidewalks, buildings, signage, etc. as necessary.
  • Maintain parking lots and traffic signs.
  • Keep drainage grates on grounds clear of leaves.
  • Pick up trash.
  • Keep maintenance supplies inventoried and organized.
  • Pick up parts and materials, if necessary.
  • Perform preventative maintenance duties to property, equipment, and vehicles.
  • Track inspections for fire extinguishers, smoke alarms, filter changes, active utilities, and any work needed.
  • Follow proper safety policies and procedures in accordance with OSHA.
  • Report to Management any repairs, housekeeping, or safety hazards identified.
  • Complete work orders promptly and notify management if any work cannot be completed.
  • Complete vacancy make-ready sheets and perform make-readies for move-ins and move-outs.
  • Conduct housing annual inspection.
  • Deliver notices to residents when asked.
  • Unlock apartment doors and accompany 3rd party contracted work.
  • Inspect and troubleshoot any electrical, plumbing, siding, or masonry problems beyond the onsite capability and report to Management.
  • Ready the properties for potential natural disasters.

Qualifications

Required

  • High school diploma or GED preferred.
  • Six months of paid-related work experience required.
  • One to two years of related experience is preferred.
  • Ability to communicate effectively and professionally, both verbally and in writing.
  • Ability to work in a professional, courteous, cooperative, tactful, and patient manner with residents, Sunchase employees, vendors, suppliers, and members of the public.
  • Self-motivated to work independently with little guidance.
  • Good time management skills. Ability to multitask and prioritize and have flexibility to adjust work priorities as necessary.
  • Good organizational skills, attention to detail, and retention skills are required.
  • Wear/use uniforms and personal protective equipment (PPE) as required.
  • Ability to maintain reliable transportation, a current and valid driver’s license, and vehicle insurance.
  • Ability to work on-call and respond promptly and appropriately

The following attributes are desirable for job success: the ability to lead and oversee future maintenance team members, perform apartment make-readies, excellent communication skills, safety conscious, and well-rounded knowledge of building maintenance including; electrical, appliance repair, plumbing basics, heating and air conditioning, smoke alarms, door knob and lock replacement, weather stripping drywall repair, and some painting.

Compensation:

$20 - $22 hourly

Responsibilities:
  • Perform all general maintenance for the leasing and upkeep of the properties.
  • Perform carpentry, electrical, and plumbing work to install, diagnose, repair/unstop, and/or replace: Doors, door knobs, door jambs, and locks, Kitchen cabinets and drawers, Appliances: stoves/oven, refrigerator, dishwasher, garbage disposal, Light fixtures, light bulbs, ceiling fans, Electrical outlets, light switches, breakers, smoke detectors, Heating and air conditioning units, ventilation fans, Toilets, tubs, tub valves, stems, shower heads, faucets, sinks, faucets, and caulk, Hot water heaters, leaks, drain lines, and water lines, Removes and installs washers and dryers (if applicable). Sheetrock, screens, weather stripping, and blinds.
  • Small paint jobs of occupied and vacant apartments, if necessary; stain doors and cabinets.
  • Diagnose and remedy recurring air conditioning issues: refrigerant levels, condensate drains, run capacitors, fuses, coil cleaning, filter replacements, thermostats, etc.
  • Perform landscaping duties if necessary.
  • Pressure wash sidewalks, buildings, signage, etc. as necessary.
  • Maintain parking lots and traffic signs.
  • Maintain parking space stripes; paint curbs for no-park zones and handicapped parking spaces.
  • Keep drainage grates on grounds clear of leaves.
  • Pick up trash.
  • Keep maintenance supplies inventoried and organized.
  • Pick up parts and materials, if necessary.
  • Perform preventative maintenance duties to property, equipment, and vehicles.
  • Test and replace any damaged or inoperable equipment and/or appliances.
  • Track inspections for fire extinguishers, smoke alarms, filter changes, active utilities, and any work needed.
  • Follow proper safety policies and procedures in accordance with OSHA.
  • Report to Management any repairs, housekeeping, or safety hazards identified.

ORGANIZATIONAL RELATIONSHIPS

  • Report directly to Management. These responsibilities may include being “on call” 24 hours a day, managing and delegating staff for maximum performance of their respective job functions.


OTHER REQUIREMENTS

  • Daily job location could vary depending on need. The position may require travel to and from different properties to ensure the smooth functioning of maintenance needs. Weekend on-call is required as necessary.
